A tired-looking roof does not automatically mean it needs replacing. In many cases, a structurally sound metal or coated roof can be cleaned, repaired in small areas and repainted to restore protection and appearance. The key is separating coating failure from genuine roofing failure.
Faded or chalky colour
UV exposure gradually breaks down exterior coatings. If the roof has lost colour or leaves a chalky residue but the sheets or tiles remain sound, repainting may be enough after correct cleaning and preparation.
Light surface rust on metal roofing
Small areas of surface rust around fixings, laps or scratches can often be treated before repainting. Rust that has perforated the metal, spread under large sections or weakened fixings is a different issue and may require roofing repairs or replacement.
Flaking or peeling coating
Peeling paint usually points to an adhesion or ageing problem. If the substrate underneath is still in good condition, loose coating can be removed, bare areas primed and a compatible topcoat system applied.
Lichen, moss and grime
Organic growth can make a roof look worse than it is. Cleaning and treatment may reveal that the underlying coating is still reasonably intact, or it may show that repainting is due. Either way, growth should be dealt with before any coating work.
When replacement is the better option
Repainting is not a cure for structural problems. Significant corrosion, recurring leaks, damaged roofing profiles, failing flashings or widespread substrate breakdown should be assessed by a roofing professional before painting is considered.
