Weathered timber can look far worse than it really is. Grey boards, peeling stain and small splits may be maintenance issues, while soft timber, structural movement or widespread rot can signal that replacement is more appropriate.
Start with a structural check
Look for soft spots, loose posts, movement, failed fixings and timber that has lost strength. Cosmetic coating work should only begin once the structure is sound.
When repair and recoating makes sense
If most boards are solid, isolated damaged sections can often be replaced before washing, sanding and applying a suitable stain or paint system. This can extend the life of the deck or fence without rebuilding the whole structure.
When replacement may be better value
Widespread rot, repeated repairs, unstable posts or heavily deteriorated boards can make ongoing patching uneconomic. Replacing the failed section may give a safer and longer-lasting result.
Choose a maintenance-friendly finish
Transparent and semi-transparent stains show more of the timber but usually need more frequent maintenance. Opaque paints hide more variation and can provide strong weather protection when the substrate is correctly prepared.
Keep water moving away
Good drainage, clear gaps and keeping soil or vegetation away from timber help coatings last. Moisture trapped against wood will shorten the life of almost any finish.
